A LOT of property was sold in Minot this week (38 properties) but that is not reflected in our very narrow category of stick-built single family homes within the City limits of Minot. There were 7 homes sold in the aforementioned category. Of the homes that closed this week the average days on market was 150, a huge jump from last week's 94 and that was due to some very over priced homes selling for $30,000 or more less than their original listing prices (I’ve talked before about Realtors “buying” a listing by saying they can get an absurd amount for your house… don’t fall for it).
The chart above is the total MLS activity for the week. This includes ALL types of properties as well as all cities in our MLS. The chart below is very restrictive as explained below.
Be sure to note the line above as this is a very restrictive report. There were 7 homes sold in this limited category. The most expensive home sold for $537,949 and it was on the market for 90 days. The least expensive home sold for $173,790. and it was on the market for 350 days. Average days on market for the 7 homes sold was 151. Of the homes sold the average price per square foot (total square footage) was $101.54 a good increase from last week’s $93.85.
