I have been involved in finance since 1995 and have primarily assisted individuals with obtaining financing. While I enjoy working with residential investors, the recent credit crunch has forced me to focus on finding commercial financing for my investor clients. The difference in commercial and residential financing contrast. The primary focus of the commercial financing we find for our investors has very aggressive loan to value and terms that can not be found for residential investors.

The other major difference is the primary guarantee of the mortgage. In residential investing, the mortgage is secured by the individual(s) purchasing the property. In commercial financing, the mortgage is secured by the real estate. The residential investor has to have sufficient credit to qualify for loan regardless of the real estate. The commercial investor credit profile is of little to no concern for commercial investing.

The differences have shifted my focus to working on income producing commercial financing and exposing current residential investors to commercial investors.

You are absolutely right!  Commercial loan origination is the way to go.  For the most part, residential loan officers are creatures of habit.  They don't change until they have to.  With proper training and the right tools, they will succeed.  Keep up the good work amigo!
