Oceanside Real Estate Market Report for Q1 2017

 

 

The Oceanside real estate market continues to evolve, and the first quarter of 2017 has been busy with some shifts from last year. In this market report we focus on the activity for single family detached homes as reported in the MLS. Oceanside is located at the northern edge of San Diego County and is the least expensive coastal community in North County, in general.

SINGLE FAMILY DETACHED HOME SALES Q1 2017

  • 313 homes sold in the first quarter of 2017

  • Sales prices ranged from $200,000 to $3,300,000

  • Average marketing time was 28 days

  • The average sales price was $549,925 (median price was $520,000)

 

Sale in the first quarter was not quite as brisk as in the first quarter of 2016, with 5% fewer homes sold, however average prices were up by 10% from that same period in 2016. Homes sold more quickly on average in 2017 (28 days) than during the same period of 2016 at 36 days.  The most expensive home sold in Q1 was a custom French Normandy home lagoon-front home with white water views in the gated (with guard) beachfront community of St. Malo just north of Carlsbad.

 

CURRENT LISTINGS

  • 149 single family detached homes are currently listed for sale

  • Prices range from $305,000 to $4,400,000

  • Average list price is $808,186 (median is $627,000)

  • Average marketing time is 34 days

 

PENDING SALES

  • 199 homes are pending

  • Average marketing time was 22 days

  • Homes are priced from $299,000 to $1,185,000

  • Average list price is $576,746 (median is $564,900)

 

While the average marketing time is 22 days, 87 homes went pending in 1 week or less. One home has been on the market for 525 days but went pending soon after the price was adjusted by more than 10%.

There are lots of good opportunities in Oceanside, near the beaach and further inland, but it's pretty competitive with limied inventory compared to demand.

To us, "detached" is such a funny term...what would be "attached" to ?  The only thing we use attached and detached terms for are garages....

Hi Endre Barath, Jr.  - there are definitely some good options, near the beaches but also inland. The price differences from Carlsbad are pretty impressive!

Thanks Maggie Dokic  - there definitely are but sales happen quickly in many cases

Sally K. & David L. Hanson  - agreed. It threw me when I moved here from Boston. It's that way in our MLS as one of the styles of homes. These are stand-alone homes, as opposed to townhomes, twin-homes (duplex) and (attached)condos in a building.

Jeff this is valuable information for Buyers and Sellers in Oceanside.  And like Beth I am surprised that there are homes out there selling as low as $200,000 - $300,000.
