Not Getting Any Referrals from ActiveRain?


The other day I received a call from a member looking for someone at playing in the rainActiveRain. (that’s another story!)


The member wanted to know how they could get referrals from this community.

They are a relatively new member. After asking a few questions, I could see why there were no referrals headed their way.


Want referrals from ActiveRain?

When we refer someone to another professional, we need to know that we are placing our referral in good hands.

How are we to know who you are and if you are someone we would feel comfortable referring someone to?


blogThe best way is through your blog.

Members are good about getting to know new members and they stop to read your posts. Granted, listings and market reports may not be the best way to show us who you are but it’s a start.

But there are other types of posts that will peel back the layers of your onion and let us know who you are.



Comment on other’s posts.

This is when we really get to know you.  Word to the wise...say what you feel in your own words. Avoid the infamous “drive-by” comment such as Thanks for sharing. Have a good day.


And the icing on the cake…

Take advantage of some of the monthly ActiveRain Contests and Challenges.

For example, there are 3 excellent contests/challenges this month that will allow us to learn more about you.  For example...Tell us what your strengths and weaknesses are; Let us know how you balance work and your personal life; or show us how you’ve learned to enhance your photos for work.


The key word is Interact.

You’ll benefit in ways that will pleasantly surprise you.

I am so grateful to all of you for your wise and interesting comments.  They are most enlightening!

As I reside in a city that is presently being OVERWHELMED by inbound relocations - folks coming due to high tech (Amazon, Microsoft, Google) and bio tech industries.  It never had occurred to me to seek more of those buyers.  Sellers... that's the short fall in my area.  There simply isn't enough supply of available properties to tour.  I've heard the horror stories of people coming here from other states and not only having sticker shock, but not understanding what it takes and the game that needs to be played in making an offer.  In some neighborhoods, it isn't uncommon to have 20-40 offers and homes sell $100k+ over listed price.  Oh, and btw, be prepared to pay the cash difference between appraisal and purchase price. (I'm smiling.)

Relocation is like playing an instrument in an orchestra to me; years of training in our industry to have a solid working knowledge of neighborhoods and the nuances of each, understanding of the tempo and requirements of the buyer (and trailing spouse and/or children!), product knowledge of what is available (or just sold) in our shifting market, strong negotiating skills because you've had working relationships with fellow listing brokers to whom you will be presenting your offer. Selling agents hardly ever meet a seller any more.  Then it's follow-up, follow-up, follow-up, Nordstrom-style service front to end!

I recently received a home buyer referral from Active Rain, which blew me away. It was my first referral here. A lender had a buyer who wanted to buy in my area. That buyer had been working with another real estate agent and was completely disillusioned. Helped them fimd a home quickly, provided lots of helpful info and they settle in a a few short weeks. Very greatful for the opportunity and for the Rain. (Actually, it's been raining every day in my area for the last week, which is unusual.) Getting tired of the rain, but I love ACTIVE RAIN!

Yes, if someone is not interacting, no one is going to get to know them. It's like a conversation that happens bit by bit over a very long time period. Eventually that person will pop into our mind when anyone mentions the area they live/work in.

Dear Kathy,

You are right. It is much easier to pick up the phone to call someone, who I have interacted with in a positive manner before. If, in addition, I know a little more about them, such as ability to speak another language, certain specialty, or a few other details, that will let me further decide between two equally good candidates.

As new agents (started December 2016), it is comforting to see a forum where all can learn.  I am in this full time and so far I love it!  My wife is part time and works full time at an insurance company.  I too am trying to build my online presence.  I came from a relationship industry so this is a natural transition for a point.  Thanks for this excellent post!!!
