Seller -  We are almost ready to put our home on the market, can you go ahead and put the sign in the yard and start a list of who wants to see our home?

Preparing your Home for the Market

 

It is exciting you are getting close to being ready for the market!    I know you have worked hard the last couple of months de-cluttering, painting and preparing your home for the market.   I appreciate the Sellers who do all you are doing, and take pride in how your home will show, and so will the buyers!  

 

The Colorado Real Estate Commission and our Local MLS have rules that prohibit us to put a sign out or start advertising before 72 hours prior to you being ready.     In fact, the Real Estate Commission had a position about "coming soon" signs, as it became a huge problem in Denver.   Many agents were putting signs out, and showing their own buyers, and some listings never became available to the regular public.    Agents get VERY upset when they cannot show the home!

 

By having your listing on the MLS just a day before actually making it  available to all the buyers that could be interested in your home, you will most likely get lots of showings in the first few days, and receive multiple offers driving the price up.    Proceeding this way, I can ensure you will get the highest and best offer for your home, which translates in the best bottom line for YOU!

Raymond, our real estate commission made this ruling as some were putting signs out, and not allowing agents to show, then double ending them.  Not in the best interest of the Seller.    Now, we put into MLS one to two days prior to showings to build interest, but all agents are to be treated the same.  All can see the listing, or none can see it.

Michael, a couple of years ago, it was BAD, all agents were trying to market to the public and not offering the listings to agents.

In our MLS, if an agent wants to market his/her listing before going active on the MLS, they have the seller sign an MLS exclusion request form which gets filed with the MLS.  This is a big problem right now!  Its driven by a desire to score Dual Agency unfortunately.

Grant, that is why our real estate commission got involved, too many agents were not offering listings to all agents and we had no inventory.

Jim Cheney our Sellers can do the same thing here, but most do not, understanding that if they put their home on MLS and allow all agents to show, they most likely will get many offers and some considerably over fair market value.

Smart words for your home sellers Joan. Forget angry agents who can't show a home. Think of the fact that a home hasn't truly been offered for sale if the majority of buyers had no knowledge. What a disservice to the home seller to not have it truly on the open market.

It's best to wait until the house is ready to show because there will be the most interest in the first few days or weeks.  Don't put the cart before the horse.

Our real estate commission doesn't have a position on the coming soon status other than it needs to be truthful and not for extended periods of time. This will be a very helpful post for those in Colorado.
