WHY wont the Listing Agent tell me how much to offer?

I had a pretty angry Home Buyer who wanted to know what to offer on my new Listing. The problem is I am the Listing Agent on this new Manchester NH Area home for sale. That means I work for the seller. The buyer did not want to hire a buyer agent and was demanding I reduce my commission in half and tell them what they should offer. 

 

It was a quick lesson in how buying and selling real estate really works. A buyer agent works for the buyer and looks out for the buyers best interest. A listing agent works for the seller and looks out for the sellers best interest. In NH a buyer can buy a home without hiring any agent. The agent becomes a "transactional" agent or facilitator. 

 

The agents can show the home, write the offer how the buyer wants but does not offer the buyer any advice in the transaction.

 

The commission is paid by the seller to the agent. The contract is between the seller and agent and can not be dictated by a buyer. When there is no buyer agent, the seller does the work behind the scenes of what the buyer agent would have done to facilitate the sale. In NH, an unlicensed person can not receive a commission.

 

The buyer sat on the edge of his seat making lots of notes. His father looked over and said "I told you so" as the buyer apologized for being so forceful in his requests.

Hi Scott - We have run into that misunderstanding many times, but not so much lately - unrepresented buyers don't do very well in hot markets - at least if the listing agent is playing it straight.
