This past weekend while setting up showings for a buyer client, I was told to set up a showing for a specific home.  Contacting the listing agent, I was given permission to show the home and my time slot approved.  It is common place to give an hour window of time to show a home so that the home sellers can feel confident that the home will be shown and they’ve given enough time to allow the showing to take place.  Any information about a buyer client is kept confidential in agent to agent relationships. If  you're Selling Your Home, be aware of how buyer's agents work to show homes. 

 

When setting up showings for homes all features are reviewed, including, photos and private realtor remarks.  Oftentimes, private realtor remarks might include information that is a heads up as to the motivation of a seller.  Even more obvious is a “motivated seller” statement in the public remarks.  This is glaringly obvious that a seller will entertain any and all offers.  This type of statement gives a buyer’s agent a little insider information and a tool to add to their negotiating toolbox should a buyer desire to write a contract for that particular home.   If this admission is agreed to by a seller, then they are definitely motivated sellers. But what if permission isn’t given?  If you're selling your home, be aware of what is published. 

 

There’s no better piece of "information" than when a listing agent advises that a seller is “motivated.”  And when a listing agent advises a buyer’s agent that the home might be over-priced, well that’s another key tidbit of information important to a buyer in his decision making.  This information is shared directly with a buyer and a seller could be losing funds if a buyer is immediately on notice that the home is “over-price and a seller is motivated.” 

 

Presenting a home in its best light is critically important as a listing agent.  Great photos and a good description of the home with features and benefits listed will enable a buyer to envision themselves in the home.  A non-descript private remarks section that does not give away any motivation for selling provides a fiduciary duty to your seller to keep all things private.  If you're Selling your Home, be cautious about giving away a reason for selling.

 

If you’re selling your home, always ask to see the “plano” that is showing in the MLS.  Ask what information is available to realtors in the “private remarks” section.  Knowing what information is being relayed to the public and to realtors helps you to understand what information is being translated to them so that when they show your home, you can be on the ready for the next stage in the process.
