Title issues, they come in all sizes when a real estate listing is put up for sale.

The words "title problem" can make buyers and sellers gulp hard.

Hands to sweat and the fight or flight instinct to kick in.

No one wants to learn about title issues as they carefully enter into a property sale listing sale.

But as a real estate agent or broker, they crop up in listings needing to be sold.

Rolling up the sleeves, knowing from experience like a surgery how bad is it and what are the risks ahead in the OR.

But how to deal with them starts with knowing what exists on the title attached like a burdock that affects the value, use, mortgaging and lots more. No one ever comes into the real estate lobby asking for "what do you have for something with a title problem for sale?". Or "got any good swamps, some land under water" are about as popular.  Andrew Mooers  there are many hours,days  spent on clearing unseen  title problems .  Always good to have a good title insurance attorney in your corner .  That is why I always stress to an agent where is the title ?  Nothing worse then agents who wait until the last minute to order title and then there is an issue .

A lot to see going in with the questions put to the seller and from deed research to see the plat maps, study the legal description. Knowing issues early on is what is the best course in dealing with them and the work around.

Andrew, I followed the link to your personal blog and it's chocked full of information for buyers and sellers. The photos are also quite impressive. You have a great series going on. I remember one particular phone call from an attorney regarding a legal issue on a property I owned. Thank GOODNESS I had title insurance and the sale closed.
