May 2017 Real Estate Market Results in Canyon Creek

 

It’s now the end of the second month of the second quarter of 2017 (hard to believe it’s now June). If you’re wondering if it is the right time to sell or buy a home…  The answer is definitely yes! Texas economy continues to be robust because of our job creation resulting in a population explosion. Check out the latest article released according to U.S. Census Bureau. Four out of the top five fastest growing cities in the United States are in the Longhorn state!

 

Tax season is behind us and consumers are ready to make decisions and offers! We find newcomers seek out the Canyon Creek Subdivision because of its rolling hills topography, broad tree lined streets and excellent schools.

 

Canyon Creek is one of the most desired neighborhoods in NW Austin. It’s a prestigious master planned community that boasts several parks, a Junior Olympic pool, tennis courts, nature trails, top notch public schools, close proximity to our lakes, extensive entertainment and dining options. Canyon Creek offers homes from the high $300,000’s to the mid $600,000’s and includes 2 gated sections offering detached garden/condo home living options. Many who live in Canyon Creek have lived here for years and bought and sold more than one home in the community.

 Active Listings in Canyon Creek

As of May 31, 2017 there are 17 Active and Active Contingent resale homes in Canyon Creek priced from a low of $394,900 to a high of $579,900 with average days on market of 46 days. There is a little less than a 3 months’ supply of homes.

 

Pending Sales in Canyon Creek

As of May 31, 2017 there are 8 homes under contract waiting to close with an average of 10 cumulative days on market. Homes priced and staged right go under contract quickly. Buyers are looking for fresh listings and are ready and willing to make a decision and tender an offer.

  

Homes Sales in May 2017

12 homes closed in the Canyon Creek Subdivision in May equal to May 2016 (Five sales were my listings). The 12 homes Sold enjoyed a 99.5% % List to Sell Ratio (the same in 2016) and days on market were up 16% compared to May 2016.

Canyon Creek Real Estate Summary

 

Bottom line: May 2017 home sales in Canyon Creek were equal to 2016. Listed and sold prices increased by 19%. The size of homes increased per/square footage in 2017 by 20%. What’s interesting is generally larger homes mean lower price/square foot. The listed and sold price/square footage remained the same, thus larger homes received a higher price! Some of the newer inventory available in May came on staged and priced well and moved under contract with an average of 10 days.

 

May was an excellent closing month for homes in Canyon Creek!
