Most Charlotte home sellers make several home upgrades prior to putting their home on the market, whether they're minor renovations or significant improvements that come at a high cost. Remember, it's important to determine what renovations/rehabs/fixer-upper item will improve the value of your home and which ones you should forget upgrades you can forget about doing. If you're planning now for your renovations, here are three things to ponder before getting started.
Make a Budget & Stick to It
If you’re targeting a certain sales price on your home, it's important to go into home renovations with a clear head and decide beforehand how much you're willing to spend. You certainly won't be able to do everything but, by doing the smaller upgrades, adding a coat of paint or removing some outdated design features, you can likely spend less for a lot more value.
Keep in mind that once you've decided on a budget, you should to stay within that budget - the results can be disastrous if you don't have a budget...and stick to it!
Choose Complimentary Improvements
From year to year, what's popular in the design market changes and it can be testing the more inexpensive trends in the hopes of garnering a higher price. However, simply because something is trendy does not mean that it's going flatter the aesthetics of your home. Instead of choosing things that are trendy but, out of place in your home, opt for changes that will complement the general design style of your home, yet add the best value. Avoid trendy at all costs - or it will cost you!
Re-Consider the Space
We’ve seen a surge in homeowners that believe in quantity over quality, meaning they have invested in renovations to add a second bedroom or a den. It might seem like an extra room is ideal but, if you're cutting into your kitchen, living room or flex space, it can completely change the aesthetics of your home. Buyers prefer open floor plans so, the focus should be on expanding the main living areas (perhaps having a structural engineer evaluate whether you can take out non-load-bearing walls, focusing fewer, larger rooms that will garner more buyer interest. Put yourself in buyers' shoes - or ask me!
