The contract was written and signed by the buyer. The sellers were about to sign when it occured to them that it may be wise to get some more advice. The home was not much more than a rehab project. The sellers had inherited it and after paying taxes on it for 7 years they wanted to get rid of it.
The buyers were professional flippers. It seemed like a marriage made in heaven. Fortunately the sellers called me and we went through the contract together. The buyer had written the contract to favor their needs and in the end had no risk in the deal offering only 100.00 for escrow money and 25.00 for option money.
We have a signed contract and the sellers are in much better shape and really both parties are very happy.
