HAND DELIVERED NEW PHOENIX PROPERTY MANAGEMENT COMPANY
I secured a new Phoenix Property Management account that includes three single family homes. The owner needs a property manager who will be more proactive and actually go visit the properties on a routine basis unlike the previous management company. I informed the owner that I have always been a hands on manager since my early childhood. My grandfather taught me how to work hard.
I mailed out a new change in management form to each of the tenants. It is my company policy that I hand deliver the notice to each new home. Why? First, it allows me to visit the home in person to see if the exterior has been maintained. Second, it shows people that I care about them. Finally, it informs the tenant that it is not a scam. They immediately pay rent to my company since I am under contract with the owner.
I personally believe that scheduled inspections and routine driving by the properties informs the tenants that we are watching the property. I do send out notices if I see anything that needs correction. Then, I drive by the property to follow up to ensure the notice has been satisfied by the tenant.
