THE FACT:

It is critically important which Realtor® you select to market your home.

 

myth versus reality when listing your home and selecting an agent

 

3 reasons why your selection of an agent is so important to getting your home sold and getting the highest price obtainable with least inconvenience to you:

  1. You need an agent whose business revolves around listing and marketing properties. You need an agent whose proactive marketing plan can "out-market" all the other homes for sale and not just someone who "throws" your home into the Multiple Listing Service and puts a sign in your front yard. You need an agent who is an expert at marketing and who will spend both time and money to market your home. You don't need an agent who primarily works with buyers and maybe lists one or two home each year... that agent is not set up to do comprehensive marketing.

  2. You need an agent who is an expert negotiator to convert a prospect to a buyer and to obtain the best price and terms for your home. Expert negotiating skills are not acquired overnight. There is much more to negotiating strategy than theory and great negotiating skills are acquired by doing it again and again and again.

  3. You need an agent with the education, experience, and know-how to anticipate problems, avoid them and handle them quickly and in a professional manner if/when they occur. At least 10% of contracts never close. Problems arise (and there are dozens of things that can go wrong) and too often home sellers, who think they've sold their home find out that the sale is collapsing and leaving them in a terrible predicament.

If a home is picture perfect, if you've priced it right or even below market value, if the market is strong, and if you are very lucky... you can probably list with anyone. But why would you do that anyway? When problems arise, you want and need a Realtor® who has a highly successful track record in solving problems and getting homes to the closing table.

I'm going to say it.  Not all (perhaps even not many) agents are expert negotiators.  And it is absolutely critical that the agent can deal with problems that arise.  The difference between a transaction staying together and falling apart is largely in the hands of an agent that can handle the situation.  Not all agents/brokers are equal. -Kasey
