Kathy Streib hits it out of the ballpark once again!  Home staging requires a certain "je ne sais quoi".  This is a quality or character that can require an artistic flair. A professional home stager is the perfect person who is skilled in this area, understands the market and can make that buyer feel "at home".  Kathy goes on to give us the formula for that personality.

Like People, Homes Need Personality Too!

Buying a home is an emotional experience. So it stands to reason that a happy housebesides space, location, condition, and the right price, homes need to have a personality.

What’s that you say? Houses are inanimate!

Well, of course, they are, but our homes do speak to us. Think of the feeling you get when you walk into your home after a long trip or a day at work.

You’re happy to be home and you’re in your safe haven.

Buyers need to feel that this could be their next home.

Call me crazy but whenever I’ve been a home buyer and entered a home, one of the first things I did was picture myself in the kitchen preparing a meal, or sitting in the family room watching a football game.

So, what can you do to help give your home a personality?

Add color!

No, no, no, this doesn’t mean you can keep the purple, chartreuse or hot pink walls but you don’t want your home to be totally devoid of color either.

We want color! Add color with your pillows and accessories. Neutral colors aren’t necessarily white or beige (horrors!)

home staging with accessoriesAdd life!

I consulted on a home once that was clean and in good condition with only minor editing needed. And yet, something was missing. After spending time in the home it occurred to me that except for my client and me, there was nothing living in the home...no plants or flowers.

Add tall plants in the corner or by a window...add orchids or flowers. If the home is occupied, add a fresh bowl of lemons or apples.

Add a bit of YOU.

Yes, I know that everyone has told you to remove everything personal in your home but your buyers know that people live in the home.

If you have children in the home, there’s nothing wrong with having their book bags hanging in the utility room. (Be sure to remove their names!)

*NOTE* When you view a builder’s model home, they include items that will speak to a buyer’s emotion!

When you’re preparing your home for sale, when you begin to edit your belongings, don’t remove too much of the personality!

If you’re not sure what you can do, call me and ask for my personalized staging consultation.

Good Morning Sheri, I'm glad you re-blogged Kathy's post. I had missed it and it's so true - personality sells homes. Buyers need to make an emotional connection in order to want to make an offer.

Great reblog, Sheri. It's always that very fine line between not enough personality and too much personalization.

Sheri, great post by Kathy, and she is so right.  Buyers don't want a bland home, they want one they can picture themselves in and enjoying life.
