Love using those "Too Late" signs.

When preparing  print media advertising I just write changes on the ad  copy.

For me this was a simple way to keep track. The changes could include a price adjustment, rewording, change in banner heading, removing, adding or changing a property location. I would also write 'Sold' or "Too Late"  or "Coming Soon" with a black marker.

 

 

On listing appointments I would have a few back issues to show my marketing plan. In front of the potential clients, I took out a pen and wrote directly on the ad Too Late, Sold or would even draw an on a released or withdrawn property.

 

This became an impressive visual.  It was the Too Late that always got the smile, the positive comments and the high fives.

When I started blogging eleven years ago I wrote about real estate including my new listings, when they went under contract, open houses and when they went to settlement.

Again Too Late was noticed and got lots of compliments. Other agents were reblogging, calling and asking permission to 'steal'  my idea.

 Roger Mucci  used to share these  with Mickey who dubbed me the

Too Late Lady!

 

For my first sign, I took a blank rider and self adhesive lettering and made my  very first TOO LATE.

I placed it on an expensive listing outside of my normal area. Within the hour my phone rang and I had another listing appointment.

 

Other than By Appointment Only, the Too Late is the only rider I use on my signs.

My sellers love when I place them. Buyers love helping me place these signs, sometimes with their children and/or the  buyer's agent.

And I love using these simple two words.

It might make you and your seller smile, but is it really in the seller's best interest?  What if the deal falls through?  Then you'll have to put up a "Back on the Market" rider. Then you have the previously disappointed buyers driving by and snickering.

Interesting post. I try to judge things by my initial response when I see them.

My first, "too late" rider brought a negative response from me. It seemed that it was almost like a taunt. I don't think that is your mindset, but that was my response.

Just shows how different people react to the same thing.

A number of opinions here. I think if it works for you then go for it. Some people are going to be offended not mater what you do. Not sure how a Too Late sign would upset a buyer. At least they know not to waist their time asking about it. I would have no problem with a too late sign going up as long as it was a closed deal.

I see those signs and haven't used them. Glad they work for you. In this hot market, buyers know they have to be first in line to see the new listings or it can be 'too late'!
