What are the key takeaways this month?
- Total sales were up from April but slightly low when compared to past Mays.
- The number under contract was essentially the same as the month before, still over 100 homes.
- More homes for sale are still needed, especially in the lower price points. Homes under $250,000 that are in good condition are in very high demand.
- Median home prices moved up a bit, but average prices were flat.
- 12 of the 61 homes sold were priced above $500,000 so the luxury segment did well in May.
- Days to get under contract was consistent stayed flat at 44 but half were under contract in 6 days or less. Moral of that story? Don't waste time if you're interested in a good Mason home for sale.

- 41 of the 177 listed homes not under contract are new construction.
- Distressed properties (foreclosures and short sales) remain scarce in Mason! None of the 61 homes sold were distressed, and none of the 177 not under contract are distressed.
So what does this mean to you as a Mason Single family home owner?
Still no reason to change past advice. Homes are selling FAST and without having to give much off price. We're heading into the busiest part of the year. However, if you're in the luxury category, expect the sale to take longer as you're competing with plenty of new construction offerings.
Keep in mind, buyers still aren't keen on homes that show their age or feature decor from 20+ years ago, so the more update to date and the more compelling your asking price, the more likely buyers will flock to your door.

NO CHANGE HERE: Homes that are in demand are moving quickly so you have plenty of competition. While the number of homes for sale increased, it's still a very limited market. Move fast and bid strong or expect to lose out. A weak offer may mean you're going to keep looking even longer.
