As in most North Shore villages, there is an east and west side of town. The east is considered everything that lies east of Green Bay Road as it runs north and south parallel to Lake Michigan. Often, but not always, the most expensive homes are found on the east side.
When considering buying a home in east Winnetka, it's important to know that it's a big area and actually uses three different elementary schools. Greeley school is often thought of the school for east Winnetka, but if you buy north of Tower Road, you will be in the Hubbard Woods school district. And going farther, north, there is a tiny area that lies in Winnetka but sends its children to South school in Glencoe.
Winnetka's main downtown district is divided into East Elm and West Elm. They are both equally interesting with lots of restaurants, shops, and amenities. The east side is developing a major project along Lincoln and Elm streets called One Winnetka which will include townhouses, condos, and retail and is slated to be completed in 2019.
The homes in east Winnetka have larger lots with larger homes. This area has seen its share of teardowns and new construction but not as much as the west side where lots are simply less expensive because they're smaller.
East Winnetka can have homes that are close to the train, but the closer to the lake, the longer the commute. And closer to the lake also means a more expensive house - in fact, the lakefront homes are all located in this area. Several homes in this area sold for over $10 million in recent years.
Sheridan Road runs right along the lake and is parallel to Green Bay Road. When buying a home east of Sheridan, which is a very narrow strip, buyers should know that Sheridan would need to be crossed for schools or trips to downtown Winnetka.
