How important is curb appeal? Most buyers make there mind up about a home in the first 2 minutes....just think about that.

Buyers are looking on-line looking for homes up to 6+ months prior to a purchase, and the curb appeal has to be attractive.   You only have a few seconds to grab these buyers with the exterior photo, or they will pass over your listing.   When homeowners have made the decision to put their home on the market, it is time to clean up the yard, front porch and prepare the front door.

Sellers want to make a first impression and should give the potential buyers a warm welcome, including the UPS delivery person.    To do this, it doesn't have to cost a small fortune.    Here are a few things you can do to make that first impression on a budget ---

  • Replace bark or add rocks where needed
  • Clear the flower beds of fall leaves
  • Trim bushes of dead branches
  • Keep the grass fertilized, mowed and edged
  • Sidewalks to the front door need to be free of foliage, keep a three foot wide path
  • The porch needs to be free of cob webs
  • The Security door glass should be free of fingerprints
  • Give the front door a fresh coat of paint - make it stand out (red glossy front door?)
  • Put some colorful potted plants on the front porch to make it look inviting
  • Be sure the doorbell is operational
  • Replace door hardware
  • Make your address easily visible from the street to showing agents and potential buyers
  • Welcome mat - for wet or muddy feet

When Sellers have made the decision to list their home, it should be the prettiest house on the block.    Buyers drive through neighborhoods they prefer looking for a home for sale.    Make yours STAND OUT!
