Relocation is one of the niches we choose as a part of our practice. You can expect that this means for that one transaction that involves either a referral from another agent or a relocation company that you will be paying a fee for having been selected to work with that buyer or seller. Understand that before you approach this niche with any degree of seriousness. That is the downside of course...less money for more work than you have with someone who is local and knows the "lay of the land".
KNOW what is expected of you...if it IS a relo company...not only the percentage of commission that is paid but the paperwork for either buying or selling, reporting etc.
If you are working with another agent...be it from own brokerage or another one...perhaps a referral from Active Rain....do you "owe" them regular reporting...the property is listed...the buyer has made an offer...we are thru inspection....we think you do.....though that has not always been our experience when we send referrals.
This is step ONE ...deciding if the referral is worth the "sacrifice" of commission. Before you look that gift horse in the mouth, down their throat and check their tonsils....are you OVER looking what could mean MORE business ? For some brokerages that already take a bunch of commission and add the referring commission on top of that...it may not be avery profitable for that particular transaction. Look beyond that...are you "breaking ground" by coming into a new neighborhood ? Is this a price point that you can now prove you can list or sell that may not have been part of your practice before ? Can you now say to a whole office/market center in a neighboring state that you are the "GO TO REAL ESTATE AGENT" For any one that they may have moving to your area. Oh YES YES YES...they want to have that check that they got with just one phone call !
Before you write off relocation as tooo much trouble...toooo much expense...it may be your opportunity to....be an ambassador for your market....expand your reach into new neighborhoods....make new friends across the country...develop relationships with other brokerages....so watch what you do with that horse.....that gift horse may be just that ! You might not want to say "naaaay" (forgive this pun-ishment or not) and say YAAAH...this is a real opportunity !
