Step up your internet presentation (i.e. curb appeal), or you'll lose potential buyers

Do good photos and virtual tours really make a difference?

This is a perfect example of how a combination of high quality photos and a good virtual/ video tour can completely change the way a home is presented on the internet, where 85%+ buyers begin their searching.

Keeping in mind that buyers are eliminating properties based on the presentation that they view online, it is more important than ever to pay close attention to HOW your listing appears on the internet!

This particular property is a perfect example of how you can completely lose an interested buyer if the home is not presented properly online.

These photos (right) were used to market this property originally. I can't even tell you how this didn't even begin to show this property as it really is. It's a unique property, to be sure. Definitely not your typical 'cookie cutter' variety home. It will attract a very specific buyer. Yet I walked by the listing office and viewed the flyer hanging in the window, and had I not recognized the address, I would not have known that I just came from that particularly property - it looks NOTHING like it does in person! It's not even remotely close.

Considering the uniqueness of this property, isn't it a good idea to qualify a buyer before they waste everyone's time setting up a showing in order to realize that this was NOT their cup of tea? This property is not going to appeal to the masses, for sure.

A good online presentation can make or break sale these days - it's worth taking the time or hiring the right people to make a high quality web presence for your listings.

Fred I totally agree with you thats presentation is so important to marketing a property for sale. Buyers are online filtering properties based on its marketing and presentation and deciding to walk in the door or not could be their next step based upon what they see and like!

Video played perfectly fine for me.  It's probably a slow internet connection on your end - or a slow computer processor.  That's usually the culprit.

That's SPAM, and you're not going to make too many friends here on Active Rain if you just spam every board with your advertisements!

You might want to read "community guidelines", most specially #1 under "Respect the Active Rain Community".

Instead of blatantly throwing ads out there on every posting, you might want to actually contribute something to the discussion.

For a second there I thought you were speaking to me! I was like, wtf, what ads, I have ads? Sweet! Jokes of course.

Off topic here, but I agree though random spams form competitors touting their videos when you have to download a 20mb video just to watch it makes me laugh. I bet one of Fred's, mine or any number of other videographers videos would look spectacular if we wrapped in a different player and made it down loadable to clients. But we know marketing wise that it's suicide to ask searchers to do such a thing! Very, very, very few clients want to download videos to watch a tour. Funny how the self proclaimed champion of on line home tours is bragging about such an item. Just a warning don't spam me b/c I don't fight fair.

My videos are for High end clients, with Broadband, Obviously, you're not one of them. If you can't afford Broadband, You don't need to be looking the multi-million Dollor homes..I've never had any complaints like yours. My Video Tours start playing after 8 seconds,max.

Your system obviously is outdated, and I don't care to waste my time serving the Dial Up Crowd.  ..Making your comments mute!!!!!!!
