Did you know that some properties that are marketed as horse properties really AREN'T?
That's right, in Colorado, unless you have been educated regarding acreage size and water well permits, not all properties marketed as "Horse" property, actually are. Colorado Senate Bill 35 states, in so many words, you may have a Domestic Well permit for a minimum of 35-acre parcels. Now, this doesn't mean that you cannot have a well for your 5-acre parcel, you just do not have PERMISSION to water your livestock or domestic animals on less than 35-acre properties. The permit for your smaller than 35-acre property would be the In House Well permit, which means exactly that IN-HOUSE. This means you are NOT permitted to water outside the house with this permit. It is so true that "horse property" means a lot more than acreage! The rules above apply to Colorado, but there's so many aspects that go into making a property suitable for horses, from soil to grasses to drainage to neighbors, as well as the myriad of regulations, local, county, state. Yet I see (and did before I was an agent, just someone looking for her own horse property) so many pieces advertised by agents as "suitable for horses" or "horse property" that most emphatically aren't, just because they are over a certain number of acres.
Hi Tricia, just learning the site and how it works. I did want to take a minute, eventually, to thank you for your input in response to my blog. Horse properties are certainly misunderstood here in Colorado. I'd like to continue to compare your area and mine; although I'm sure water is a different matter for each area. Do you have a link to your water resources site there?
