There Are Many Methods Used To Train | I'm Sharing What We Do !!

My daughter, the team leader, is the lead trainer for new agents.  As I continue to market for new listings, Tammy will use those listing appointments to assist her with agent training.

 

The training process is a three step process.  One agent will accompany Tammy to each of our standard two step visit to a listing, and each agent will do that three times. 

 

 

The visit to home #1 will be handled with Tammy doing the entire presentation, and that includes both visits. Again, we do a two visit presentation for every home.  The new agent will listen. After the appointment is finished, there will be question and answer sessions.  There will be areas of the presentation that warrant explanations. There will be an understanding of what was done and for what reason. 

 

 

The visit to home #2 will be a shared presentation.  The new agent will have some participation, and Tammy will prepare that agent for when and how it should be handled.  Tammy will be there to spin it, if needed!!!

 

The visit to home #3 will be a presentation given by the new agent but with Tammy present.  At that stage, and after many question and answer sessions, the agent is more than capable of handling future presentations on his/her own.

 

The more often an agent delivers a presentation, the more comfortable and confident the agent becomes.  I trained Tammy with the same process.  Tammy and I do different presentations. We are different people.  Tammy has a softer touch, and I’m more focused on giving instruction and control, just as Hitler’s sister might have done!!! My personality is ideal for dealing with builders.

 

Tammy improves my method with her style. She’s a natural, and that’s to every newly hired agent’s advantage. We often mirror the person who is training us, but Tammy encourages each member to adopt a style of their own while delivering our messages.

 

Listing is the name of the real estate game, and one must understand the psychology of listing to survive, in any and every market.

Hi Barbara -- I like your thoughts on this subject.  With the large volume of transactions conducted by The Todaro Team, the "practice" is consistent and not just every so often.  Very effective method.

I love seeing your team grow and Tammy taking the training reins. We each have our own style and I agree that it takes a firm, take-control person to handle the builders. The resales, well, it sounds like Tammy's personality and mastery have served her quite well.

Lucky new agents to work with Tammy to see one listing presentation, do 1/2 and then take on the full presentation - very smart way to handle training and not throw them to the wolves right out of the gate!

Developing your own style by spending time watching others is an ideal way to go! Not having a cookie-cutter type of agent....after all, just like you show us that yours is different than Tammy's, we can learn from the masters and then pick and choose what suits our own personalities. I am much more conversation-driven, whereas others will do a very formal listing appointment. For me, most of these folks are my neighbors and I can sit down and talk about the homes that are comparables in an easy-going fashion. They call me or e-mail me to list because I've worked so hard on developing this niche market!

Hello Barbara Todaro,  no two people are the same but I always say what I do was different then me ee partner.   I remember saying once she was amaze at how good I was but she had her own technique.  Wish was better, do not know but I still practice on mine and improve all thetime.

Barbara, I really like that you take new agents through a hands on mentoring process. So many are just on their own and often develop little to no skills that will lead them to be a success.

Great thoughts Tammy.  It's so important for each to use their own style so it's "natural."  Without that, we aren't confident and the presentation can seem canned.
