For the past several years Walkers Mark (www.walkersmark.com), a townhouse community near Kirkwood and Briar Forest in West Houston, has struggled from an aesthetic and financial standpoint. Coupling that fact with controversy concerning property management and the political issues that relate to management, Walkers Mark's Houston enclave has shown some wear and some deferred maintenance. Strangely enough, the transfer to professional management, the raising of dues, and some hail, seems to have combined to provide a very positive outlook.
Word is that the hail damage, covered by insurance, is paying for new roofs throughout the complex. Scuttlebutt is that the claim was paid in the $800,000 range. That surely relieves any other need for expenditures on roof repair. The modestly increased dues rate then can be applied to a more aggressive approach to routine maintenance like siding replacement and painting!
When I talk to prospective buyers for properties in Walkers Mark, my outlook is positive. After several years of declining prices, I think today's buyer can expect to see some near term appreciation in property values as a result of the new management, increased dues and yes, the hail!
