Reanaissance La Jolla is an upscale neighborhood of the larger University Towne Centre (UTC) area of University City in San Diego, CA 92122. Despite it's name, Renaissance La Jolla actually not within the city limits of La Jolla, Ca 92037, but within a few block indeed. It is arguably the nicest neighborhood of all the attached communities in UTC. The communities of Renaissance La Jolla are all attached homes & condos in the following Home Owner Associations:

We have seen 18 straight months of listing prices holding relatively steady with slight fluctuations from moderate increases to mild decreases of the average sales prices in Capri; pending floor plan, condition and location as you'd expect.  If you are considering buying a home you can still find deals on a house in Capri but having a good real estate agent who understands the market is a must, because they create the deals through negotiations vs. low-ball offers.  Don’t wait on the sidelines for too long in San Diego in general, many of our listings are starting to sell within a few days of hitting the market. However the average days on market in Capri is 07 days! As you can see from the graph below, listings are not selling exactly for asking price. To make sure you don't overpay for your home, you'll want to have your agent (like me) perform a thorough market analysis of the Capri home on which you are making an offer.

Currently in Capri, homes have a median time of 07 days on the market before they sell. This would suggest that buyers are encouraged to decide quickly and put their best offer forward on a home here. Sellers should make sure to price their home near the market value if they expect to get an offer from one of those interested buyers. Regular available inventory in Capri is normal due to Capri being an entry Renaissance La Jolla UTClevel Renaissance Community. San Diego's Market at large has multiple offers coming in on homes similar to what we saw back in 2003. I wouldn't expect home prices to run up quite as fast as they did back then as banks have gotten a lot stricter on lending guidelines and are no longer giving a loan to anyone with a pulse. Appraisers are less forgiving too, they do not over value property's merits. But low inventory in San Diego is one indicator that prices should continue to rise on supply & demand, not the over valued bubble we saw from 1998-2006.

Toscana is $525,000 (2 bedroom average).

The list prices increased by .9% from the previous quarter.

Home appreciation is up by an astounding 9.9% in University City year to date. Credit the school district and over all desirability of this UC neighborhood for the demand.

The price per square foot for listings in this area is $566 (avg).

The average sale price in 2016 for Capri homes is $525,000. The sale prices increased by .97% from the previous year to date 2016. (Capri sees consistent turnover as residents outgrow it due to family size increases or lifestyle demands more space). Average sales to asking price is 100%-101.5% of asking price as of May 2016.
