Canyon County Short Sale Properties For Sale 6/19/17

As of 6/19/17  there are currently only 3 listings in all of Canyon County that are short sale properties available for sale.

 

Foreclosures, pre-foreclosures & short sales used to be in abundance here in the Treasure Valley, but as the economy has grown, the housing market has stabilized and then appreciated, they have become few and far between. As you can see, in a market where there are 1,475 properties for sale in Canyon County (this includes all types - residential, income, land, etc) only 8 of them are listed as potential short sales. 5 of those 8 have offers on them and are currently in negotiations with the bank for possible approval of the short sale, leaving 3 active potential short sales available. 

Canyon County is west of Ada County and the prices tend to be a bit lower than Ada. Canyon County has it's own industry, but it tends to also be a commuter city/county for those who work in Boise or Ada County and when prices rise in Ada we find more buyers heading west to Canyon to find more affordable homes. Canyon County has an estimated population of 207,478 according to the official county site and includes the cities of Nampa, Caldwell, Middleton, Melba, Wilder, Notus, Parma & Greenleaf.

Besides these 8 - 3 active and 5 "contingent short sale" (which means they have offers on them but are in the process of negotiations with the bank), there are currently 7 pending, for a total of 15 short sale properties right now in all of Canyon County.

 

Note: The above links are "live" links and so the number of properties may vary upon clicking on the link.  The numbers I have given are as of my search right now, but homes are listed, go pending, come back on the market or go off market regularly so these numbers will fluctuate and will be reflected as such in the live links to my website.

Jeff Dowler back in the crash there would only be a handful of non-short sales listed on the market.  It's nice to see such a small amount right now, though with that, prices have risen to a level that I personally think it's to high for our area...Short sales are definitely a different animal, that's for sure. -Kasey

Grant Schneider if a buyer's agent doesn't know what to expect, how to walk the buyer through the process it will most likely not be successful and the buyer will be extremely frustrated throughout the many months it could take for approval. -Kasey

Debb Janes EcoBroker and Bernie Stea JD we are grateful for fewer short sales as well.  We did work with a lot of them and my husband negotiated almost 200 on the list side in the downturn, but they are a whole different thing than a traditional sale. -kasey
