April 2017 was a Buyers Market for Single Family Homes In Broward County, Florida

 

From the graph below, please note some important statistics:

The number of closed sales was 1400 in April.

The median sales price was $330,000 (up 6.5% from last year)

Time from Listing Being Placed On the Market Until Under Conract: 39 days! 

From Contract to Closing Date the number of days was 84

 

The supply of inventory available is 3.9 months which creates a demand for properties.

The benchmark for a balanced market is 5.5 months of inventory.

The table below shows the breakdown of closed sales by price: As you can see the strongest price range is between $300,- $399,999. The second strongest is from $400,000 to $599,999.
