Meth Labs and Buying a Home!

 

After recently showing a REO, Foreclosure property and suspecting the home may have been used to cook Meth I found information on the internet to help future home buyers:

If you are planning to move into a new home, duplex or apartment, there are steps you can take to help ensure your family's safety.

If you are buying a home:
A buyer may want to consider making the purchase contingent on a satisfactory home inspection, including testing for the presence of Meth residue.

 

When you go looking at new places to live, be aware of telltale Meth manufacturing signs both inside and outside of the residence. 
Signs of Meth manufacturing inside:

  • Dark stains in bathtubs, sinks, and toilets

  • Discolored surfaces (red, orange, reddish brown)

  • Stains on walls or carpets

  • Signs of chemical or acid burns or spills on floors or counters

  • Empty packages/containers of chemicals or cold medicine

  • Hoses, glass cookware with powdery residue, containers with plastic tubing attached, coffee filters with red or white stains, hot plates, propane tanks with bright blue brass fittings

Signs of Meth manufacturing outside:
Many times, waste material from a Meth lab is dumped outdoors, causing irreparable damage to the environment and drinking water. Outdoor Meth lab contamination results from the dumping or burning of waste on or near soil, surface water, groundwater, and sewer or septic systems.  Signs of Meth lab activity outside include:

  • Burn piles
  • Dead or dying vegetation
  • Buried trash piles.

Besides doing a visual inspection in and around a property, it is also a good idea to ask your potential neighbors some questions. 
     ? Did you ever notice any strong smells like cat urine or unusual chemical smells like ether, ammonia or acetone?
     ? Did you notice strange traffic patterns like few or no visitors during the day, but lots of traffic at extremely late hours?
     ? Did visitors stay for just a few minutes?
     ? Were there efforts made to cover windows or reinforce doors, or other unusual security measures?
     ? Did you notice whether the former occupants put their trash out normally?
     ? Did you ever see what looked like laboratory materials around the property?
     ? Were there ever vehicles loaded with trunks, chemical containers or basic chemistry paraphernalia?

 

Please note that I AM NOT AN EXPERT.  In stumbling across a home with a very offensive odor and becoming physically ill (along with my buyer), I decided to do some online checking.  This list came from several law enforcement agencies.  Please do your own checking if you suspect Meth use in a home you may be purchasing or considering living in.

I've learned a few things about meth testing and there are some things people need to be careful of.  I'm a property manager in Utah and I've talked extensively with my attorney about Meth.  One major pit fall people get stuck in all the time is if you have a need to get a place inspected make sure you tell the inspecting company that you don't expect them to find anything wrong and if they do you will not be hiring them to clean it up.  You will only pay them for the inspection.  Inspectors have been known to report their "negative findings" to the state immediately.  That way the state is on your back to get it cleaned up and the inspector is standing there ready to clean it up for a very hefty fee.  You will also find that they will be more honest in their reports if they know they will not be hired for the job of cleaning it up. - They have a very hard time being honest if they think they will get clean up work out of it.

The other problem is there is no science involved when the different states determine what is and is not safe levels of Meth.  Each state is different and nobody even knows at what point Meth contamination is dangerous.  In Utah the rules are so ridiculous that if someone had sat on a couch where meth had been smoked, then they got up and came over to your house and sat on your couch you would probably fail a meth test and your place would need to be decontaminated.  It is a little ridiculous, I think at those levels we have all been exposed to Meth and when we are talking $6-$10 thousand to decontaminate a place the states need to be sure it is necessary before requiring it of someone.

JL - Boy am I getting an education on this! Now I know what to look/smell for, next time I see it I can RUN the other direction.  We looked at this property Sat. morning and now - Tues - I am feeling almost normal again!!

We did a CE class on meth and we actually learned how to make it so we could spot the tell-tale signs!

I suppose knowing how to make it would help.  I know some of the ingredients.  If I knew how to make it specifically I'm sure it would help.

I showed a property today that had several propane gas tanks - we were on the alert - but no other signs.  Thank God!
