pricing your Charlotte homeWith our hot seller’s market and low inventory, if your home is sitting on the market, there’s a reason for that. First, let’s talk about the three factors that impact the sale of a home:

 

  • Price
  • Condition
  • Location

 

Location is what it is. You cannot pick your home up and move it so, let’s discuss the other factors.

 

Condition is what YOU do and CAN do to your home to prepare for the market. By now, let’s hope that your home is in the best condition possible for today’s buyers who are looking for move-in-ready (updated and no work required).

 

Pricing is critical - even in our thinventory market! Even homes that are well-priced and those receiving multiple Offers are suffering from the “Low Appraisal Bug.

 


 

Now, let’s talk about the reason your home may not be selling. If you haven’t bought or sold a home in the last few years, there are 3 common rookie selling mistakes you may be making.

 

The good news about rookie mistakes? We can ‘fix’ this! Let’s talk about each of these three rookie mistakes and how we can overcome them:

 

#1: Overpricing your home

Like every other seller, of course you want to get top dollar for your home. Unfortunately, you may have overestimated the value of your home. If your neighbor sells their home for $_X__, you may assume that your home is worth at least that. However, that’s rarely the case unless your home is exactly like your neighbors - same square footage, same appointments, same floorplan, etc.

 

#2: Making it difficult for buyers to tour your home

 

When selling your home, you will need to be flexible when buyers request a showing of your home - even on short notice. As I’ve said before, I can’t sell your home from the street!

 

#3: No flexibility on price

Be flexible when an Offer is presented

Even if the price is right, flexibility may still be in order. Don’t poo-poo an Offer that’s below your list price—you should always, at least, make a counteroffer. Some buyers just want to see how low you will go on price - some have family and agents encouraging them to make a lower Offer. They may be more than willing to pay full price but, are just testing your resolve!
