How do you Sell a Home Fast?

How to sell a home fast!? That's the million dollar question in this economy. No one wants to sit on the market longer than he or she has to. When homeowners realize they have to sell, they want it done fast. Nobody likes to have buyers touring your home at all hours of the day with short notice. Many times it's difficult to show the home and every time you leave you must make sure the home is show ready.

So how do you sell a home fast in today's market?

Unfortunately, many sellers are also competing with short sales and foreclosures. These are typically priced far below market value and it makes it harder for the owner/seller to get a decent return on the home. Knowing the Columbus real estate market like we do, we want to make your listing be as short and painless as possible. Here are some industry secrets to know before you list your property.

1. You MUST hire a decent Realtor® - no let me rephrase that...A GREAT REALTOR!® If you're working with your cousin's half sister's friend from out of town, this is probably not going to get the job done quickly. You need a Realtor® that not only knows the business but the market. Using a local Columbus Realtor®, one that knows every community, neighborhood, and inlet in the area, can really help price and market your home to our local buyers. If your Realtor® doesn't know the market nor the buyers, how are they suppose to advertise to the right people at the right price? DID YOU KNOW? You may actually save more money using a Columbus Realtor® to list your home than if you go with someone that doesn't know the market? Outside agents can tend to price the home too high and then chase it down lower than where it should have sold in the first place. Trust me, you want to sell for as much as you can to the right buyer in this market.

2. You MUST give the buyer something no one else can give them. I'm not talking about fancy incentives like a car with the closing or thousands in their pocket. I mean the actual house. If your home is no different from every other home on the market, there is no reason it's going to stand out and make buyers beg to put in an offer. How do you do this? Know your competition first. If you don't know what buyers are looking at you have no idea how to market. Of course, it's my job to know this but it also helps to tour a few open houses in your community, check out some listings and swing by some short sales. As your Columbus Realtor,® I would be happy to show you these homes in preparation for listing. By knowing what you're up against, you can then market your home differently. If the market has nothing but foreclosures out there, you will want to offer your home as move-in ready as can be with an attractive price. If you are the only one with a hot tub, make sure that location is the most relaxed and inviting as can be. You must give buyers not only a home but a lifestyle.

3. Don't decorate for you. You MUST think BUYERS! Once you decide to list your home, you can no longer consider your home, well, YOUR HOME. It's now a commodity that is going to be sold and it must be as attractive as possible for every possible buyer. This means it's time for photos and collections to get packed away, clutter to be removed and ease of showing to ensue. Think of your home as a resort for any client that may want to come by. It must be inviting but neutral. It cannot be gender based as you never know who will be buying. This may seem daunting but each home is different and with the right help we can make your home perfect for any buyer.
