Do Renters Appreciate A Price Reduction?
No.
For those that didn't hear it the first time, let me repeat it:
NO!
I regularly meet Landlords that keep rents well below market value. They think renters will appreciate it more, stay longer, and take better care of the rental. Others like to waive rent for a month or two when the tenant "falls" on hard times, thinking the tenant will appreciate the generosity. Some will hire the Tenant to do work around the property in exchange for unpaid rent. Something is better than nothing, right?
These are all mistakes. The Tenant may seem appreciative, but most of the time they will start to see a big "Sucker" sign on the Landlord's forehead. They'll do what they can to negotiate the terms and squeeze more out of you. For example, hiring a renter to prune bushes in exchange for $500 in rent may seem like a good idea but it won't be long before they try to ask for more.
Where else can they earn $100 an hour pruning shrubs?
I regularly earn new business from Landlords that decided to be generous with their Tenants. No good deed goes unpunished, and this is no exception. Some examples:
- Tenant lost his job. Owner offered a month of free rent if Tenant painted the interior of the home. Two months later the Tenant moved out and the Landlord discovered the color was awful and it was splattered on the floor, trim, and windows. All told, the Landlord lost over six month's worth of rent.
- Tenant couldn't afford rent so the Landlord offered to reduce the rent by 70% for six months. Four months later, the tenant is still behind on rent! On top of that, the renter has broken out windows, killed the lawn, and the interior of the home went from a B+ to a D- in one year. This owner will lose over a year's income by the time the tenant moves out.
- Tenant got behind on rent. It was almost Christmas and there were kids involved so the Landlord decided to forgive 80% of that month's rent. Do you think the Tenant appreciated that? Two months later, he moved out without paying his last month's rent and he left a house that was damaged and filthy. The owner lost over $6,000 on top of the rent forgiven in December. Merry Christmas!
IT'S A BUSINESS
Keep your rent rates at market level or close to it. Do not exchange rent for work. Keep an eye on the property because tenants that can't afford the rent tend to abuse or neglect the property.
You don't have to be a cruel Landlord but you do need to operate your rentals like a business. If you are unable or unwilling to do that, hire a professional Property Manager to do it for you. It can make you a lot more money in the end!
