Do Renters Appreciate A Price Reduction?

No.

For those that didn't hear it the first time, let me repeat it:

NO!

 

I regularly meet Landlords that keep rents well below market value. They think renters will appreciate it more, stay longer, and take better care of the rental. Others like to waive rent for a month or two when the tenant "falls" on hard times, thinking the tenant will appreciate the generosity. Some will hire the Tenant to do work around the property in exchange for unpaid rent. Something is better than nothing, right?

These are all mistakes. The Tenant may seem appreciative, but most of the time they will start to see a big "Sucker" sign on the Landlord's forehead. They'll do what they can to negotiate the terms and squeeze more out of you. For example, hiring a renter to prune bushes in exchange for $500 in rent may seem like a good idea but it won't be long before they try to ask for more.

 

 

Where else can they earn $100 an hour pruning shrubs?

 

I regularly earn new business from Landlords that decided to be generous with their Tenants. No good deed goes unpunished, and this is no exception. Some examples:

  1. Tenant lost his job. Owner offered a month of free rent if Tenant painted the interior of the home. Two months later the Tenant moved out and the Landlord discovered the color was awful and it was splattered on the floor, trim, and windows. All told, the Landlord lost over six month's worth of rent.
  2. Tenant couldn't afford rent so the Landlord offered to reduce the rent by 70% for six months. Four months later, the tenant is still behind on rent! On top of that, the renter has broken out windows, killed the lawn, and the interior of the home went from a B+ to a D- in one year. This owner will lose over a year's income by the time the tenant moves out.
  3. Tenant got behind on rent. It was almost Christmas and there were kids involved so the Landlord decided to forgive 80% of that month's rent. Do you think the Tenant appreciated that? Two months later, he moved out without paying his last month's rent and he left a house that was damaged and filthy. The owner lost over $6,000 on top of the rent forgiven in December. Merry Christmas!

IT'S A BUSINESS

Keep your rent rates at market level or close to it. Do not exchange rent for work. Keep an eye on the property because tenants that can't afford the rent tend to abuse or neglect the property.

You don't have to be a cruel Landlord but you do need to operate your rentals like a business. If you are unable or unwilling to do that, hire a professional Property Manager to do it for you. It can make you a lot more money in the end!

Hi Nathan, 

I couldn't agree with you more. I see this practice of free rent applied in commercial real estate or discounted rent for long term lease, and I really believe the tenant sees a sucker for a landlord. The other problem is that word gets out to the other tenants. Next thing you know ... there is a line waiting for a handout!

This is true. We have a client who is a landlord and about 6 month ago they discovered an innefficiency in their hvac system after a routine serice. They decided to give the tenant a few hundred dollar credit because it caused more electricity to be used and tenant paid the power bill. Instead of being thankful the tenant actually took the landlords to small claims court trying to get more money. Tenant lost. But it was a big pain in the butt.-Kasey

Jim, one of the biggest mistakes I see Landlords make is allowing the tenant to do some work in exchange for rent. The tenants often do a poor job, or they don't do the work at all, and the Landlord loses the rent money and they still have the maintenance issue. If I let a tenant do work on the property, I pay them directly like I would any contractor. It's much cleaner.

As for keeping rent low, I do that myself on many units. But I keep it 5 - 10% below market. The Landlords I'm referring to tend to be 25 - 50% below market and it hurts them every time.

Kasey & John Boles , WOW! I've never had a Tenant sue me or the Landlord! As I've mentioned to others, their line of thinking defies reason. You treat them nice, so they suddenly demand more. I've seen it happen far more times than I can count. As a Property Manager, I run it like a business and expect everyone to abide by their lease every time. It's so much easier!

Debbie Reynolds we do the same. It didn't take long to learn that deviating from policy results in problems. We hold everyone to their lease agreement, we don't waive late fees, we file the 3-day Pay or Quit Notice on anyone with an unpaid balance, etc. It's so much easier on everyone!

Joe Pryor we just run it like a business. If you don't pay your cell phone bill or water bill, they shut you down. Don't pay for your car and the repossess it. Don't pay your rent, we move you out. It's all business.

You've given me thoughts to mull over as I drive to my open house today. I've never "hired" tenants to do work, but do tend to keep rental increases on the low side for good tenants.

This is really food for thought, especially when landlord think they are doing a good thing only to be taken advantage of in the end.  But what tenants fail to realize is that what goes around comes around.

Lottie Kendall there's nothing wrong with keeping rent a little low to reward good tenants. You don't want to keep it too low because renting it at the lower price will bring in lower-quality tenants and they will treat it like a lower-quality home.

As for maintenance, I only allow tenants to complete work on the home when there is a written agreement in place and it doesn't require a license, permit, or special insurance. Painting is a good example. If I am to pay them for the work, I pay them separately like any contractor and I still expect them to pay rent like normal. It's much cleaner that way.

I completely agree about not having exceedingly low rents. One of my early mistakes was to lower the price to attract a tenant--we got a very nice tenant who simply couldn't afford the house. Lesson learned! Now we always rent at market, then split rental increases to benefit both us and good tenants. Much better that way.

I would agree with the rental would like to pay less . . . . I'm not sure that they appreciate a price reducting.

I just picked up another rental from a man that rented the home to his son at half the market value. The son paid rent for two months, then hasn't paid rent or utilities for nearly 22 months. The owner has lost over $25,000 trying to help out his own flesh and blood.
