Preparing Your Home for Sale-Prepare to SEE It! (Part 2)
This is the second in a series on Preparing Your Home for Sale. Part 1 asks you to begin to think of your home as a house...a product that you will now be in charge of marketing.
What’s next is learning how to SEE what your buyers will see.
We go about our daily activities not really seeing the everyday things our eyes pick up. Our minds are focused on taking the garbage out or getting everyone off to work or school.
It’s easy to overlook unfinished home projects or the worn carpet in your guest bedroom.
When you moved some of the furniture to make it easier to see the television, it was easier to leave it where it was.
So now is the time to take a look at what potential buyers will see through THEIR eyes because it all begins with what they see on the MLS.
1.Grab your camera!
This is the best thing you can do to see your space through an objective set of “eyes.”
Turn on all of your lights and let the light in.
Take photos…
-standing in front of your house
-when you walk through your front door
-stand at the doorway of each room and take a photograph
-take photos of what your buyers will see when they step into your garage
-and don’t forget to take a photo of what your buyers will see when they step out onto your deck or backyard.
Buyers will begin their search on the internet.
What they choose to see will be based
on what their eyes like!
Upload your photos to your computer.
Now, take a look at what your buyer will see.
Would you want to schedule a viewing based on what you see?
2.Grab a friend, neighbor, relative and a bribe.
This one is a tough one. Ask them to pretend they were looking at your house to purchase. Then ask them to be brutally honest with you and tell you what they see that might affect their decision.
Bribe them with homemade cookies if you must.
Tell them this is their one chance to tell you how much they’ver never liked your wallpaper.
Use these two tips to see what others will see.
