Many sellers have the impression that in order to sell a home, you just have to list it, especially since it's been a seller's market in most areas of CA since Q4 of 2011. While listing on the MLS (Multiple Listing Service) is certainly part of the process, there’s quite a bit of preparation to undertake before your home’s listing goes “live” on the MLS.
Here are the steps to take when you’re thinking of selling your home. Selling is an emotional process, whether you’ve lived in the home for two years or 20 years. In addition to packing and making repairs and upgrades to get the home ready to view, you may also be busy looking for a new home to rent or buy. Below I offer general tips for sellers as well as tips targeted toward sellers who are trading up, that is, selling a smaller home in order to buy a larger one. I go on to offer tips for the seller who is downsizing, or selling a large home in order to buy a smaller home.

$ Home Enhancements & Repairs to Prepare. Have your REALTOR®
perform a visual inspection first, they can see what buyers will see.
They can point out the obvious repair needs and enhancements
to be considered then recommend the pre-MLS inspections you'll need to perform in order to evaluate the not so obvious repair needs. Best to know in advance what a buyer's inspectors will discover and make decisions on repairs, credits and price adjustments before youlist your home for sale.
$ Get Your Mind Right. You are now selling a property, you're no longer
selling your sentimental home. One of the best ways to detach from
this legacy in your life is to make it buyer-friendly by removing all your
photos, mementos, awards and family nostalgia, etc.. This not only helps
you detach mentally from the emotion of selling, but it invites the buyers to
envision themselves (and their stuff) in your house/condo. As your
REALTOR®, I want you moving on in your own mind while the buyers
moving in, in their minds.
$ Are You Buying or Renting After You Sell? It's best to have your REALTOR®
provide you with a seller's Estimated NET Sheet as part of the process
of deciding on your asking price. This will show you your estimated
expenses and any financial gain from the sale of your home. It also lets
you know what you are financially working with for your next loan if you
are buying again. If you are renting first, it's time to start researching
rental availability in the city you are relocating to.
Speaking of loans, now is also the time where you'll meet with your lender,
(your REALTOR® can recommend a few if you need a referral). It's time to
begin your pre-approval process, as you may be house-hunting while you are
on the market with your own home.
