$ Sellers Trading Up: sell small, buy big. A growing family, a   skyrocketing career, an aging parent moving in and so on; all reasons people out grow their current home; seldom is it simply to have more square footage.

 

$ The HOT TOPIC! Do I Buy or Sell First? Ideally you can afford to buy, then sell. However, that's only about 40% of the sellers I serve; the majority need to sell in order to buy. There's no way to give this advice here, it would be irresponsible of me (or way too long a blog). Your circumstances dictate the advice given. Let's talk!

 

$ Things To Do Before You Buy That Bigger Home: 

You may start shopping for a home online before your list your own home, to be sure where you want to move and what you want to buy exists in the market place and with some encouraging abundance.

You can start hunting for your home as soon as your home is listed on the market However, that's only about 40% of the sellers I serve; the majority need to sell in order to purchase the next property.

NOTE: I distinguished house shopping from house hunting purposefully; one is for you to do online and casual drive bys only, the other is when you and your real estate agent get in the car, pre-approval at the ready, current house listed and you intend to start writing offers.

 

FYI: Most sellers are not going to want your offer contingent on the sale of your home, at least not until you are in escrow with your buyer.

 

$ Needs & Wants Lists or must have (deal breakers) vs. would be nice to have wants are great ways to make your home search more efficient.

 

$ Bigger Doesn't Have Mean More Expensive. For example, someone currently selling a $500,000 2 bedroom condo in Down Town San Diego with an average $500/month HOA fee could move to San Diego's East County and buy a $500,000 4 bedroom house with no HOA fees and a nice front and backyard.

 

 

REMINDER: If you are moving up because of kids and school needs, be sure to research your school district boundaries before you commit to a purchase or even house hunting.

Thomas, in addition to all the other great tips in this series, the reminder about researching school district boundaries is very important.  There's nothing worst than moving into a neighborhood with the home of your dreams only to find out that the school your want your children to attend ais outside of the boundary line.  Great information!!

Yes, and that has been a big deal my whole career. There's a generation or more of parents that seem to care more about the school district than the house itself.
