The Anthem Country Club real estate market experienced a little bit of a downturn in May. The total number of homes sold in the Country Club dropped a little from April, and was also down year over year. The average sale price also dipped from April, but was up year over year by 12%. The price per square foot increased 10% year over year. The days on market increased dramatically, 59% versus April but was down 8% year over year. The burn rate, (or homes under contract versus homes on the market) is now 2.97 month’s supply. For the first time in a while the 12 month moving average increased year over year every so slightly (+1%). There are now 69 homes on the market in the Club, down 19% from April.
As evidenced by the increase in the price per square foot and the decline in the average sale price, the smaller less expensive homes are still dominating the Anthem Country Club real estate market. Also note, that the number of those smaller, less expensive homes, is starting to diminish. Needless to say, there are a number of Rochester models on the market these days for lengthy periods of time.

Avg. Days on Market (Solds): 105 (Up 59% from Apr. '17, Down 8% from May.'16)
Highest Sold: $875,000
Lowest Sold: $180,000
