A Good Surge in Home Sales in Battle Ground for May 2017
With Available Inventory of Real Estate and Homes for sale has resulted in a relatively low level of Closed Sales in Battle Ground WA for May. Here are some of the highlights for this month:
- The 3-Month Moving Average for Price is $360,735 or +10.40% compared to the previous year; with the 12-Month Moving Average now at $345,625 or, +11.49% higher.
- The Inventory level for Resale Homes moved modestly upward to a still-low 1.9 Months!
- Approximately 58 Resale Homes closed in May, compared to 55 Sold in May 2016; an increase of 3 homes or, 5.8%.
- REO/Bank Owned property sales were 1 units (1.7% of total); compared to 1 (1.8%) in May 2016.
- Short Sale /Pre-Foreclosure property sales were 1 unit (1.7% of total); compared to 1 (1.8%) in May 2016.
Battle Ground's average sales price for pre-existing homes now exceeds nearby Vancouver's by approximately $38,000. With this town's somewhat rapid growth in the modern era, gaining a relatively stronger weight to newer and larger homes than Vancouver's, it makes sense that the average price can tend to be higher.

The short term trend is upwards for this indicator however, last year the short-term line pierced the long-term line from below during this month. With slower unit-sales this year, it may be next month before this event takes place.
For the Average Sales Price (chart above) the short-term price has retreated slightly, which is not uncommon behavior for the charting of data in a smaller town. We expect this to reverse in the remaining summer months.

The Inventory-by-Month chart shows closed sales moving strongly upward, with the number of new listings on the upward move as well. Pending Sales increased too, although not as much as the other two measures
Average List-Prices for newly listed properties are again measurably above the average closed sales price level.
Finally, the Average Days on Market dropped substantially, while the Median Days on Market remained in at a low, fast-paced market level!
