How to Have Successful Real Estate Photos

When selling your home, it extremely important to have great photos of your property.  Photos are the first thing that usually attract potential buyers.  If there are few or poor-quality photos, this may be a reason why a potential buyer may not tour your home.  With the advent of websites, and people using websites to search for homes it is more important to have high quality photos that are eye-catching.  At the same time, images should fairly represent the property.  Having too many photos, distorting size of room, and/or the home is brighter than it really is, may create a letdown to buyers when touring the house.  Prior to taking photos and allowing potential buyers to tour your home, recommend following staging tips:

De-clutter and de-personalize – Allow the potential buyer the opportunity to imagine how they would decorate and make it their own home.

Lights – Be sure there is sufficient light in all rooms.  Replace on blown light bulbs.

Bedrooms – All beds need to be make with clean and matching linens.

Towels – Hang towels on hangers in bathrooms, linens neatly folded in closets, and/or hung neatly on racks.

Kitchen and bathrooms – Declutter in both areas, and create some color in the form of flowers, vases, and/or fruit.  In addition, remove pictures and magnets from the refrigerator.  Finally, in the kitchen, keep trash cans, sponges, soap, and cloths out-of-site.

Floors – Make sure all floors are clean, this includes vacuuming the carpet, cleaning all wood and tile floors.

After completing the above tasks, it is very important to hire a good real estate photographer who has proven capability to produce quality edit photos.  Photographer should be taking approximately 35 photos (this depends a little on the size of the property) and the turnaround should in less than 2 days.
