Ocean Hills Country Club 55+ Community in Oceanside:
Market Update as of June 2017
Ocean Hills Country Club in Oceanside CA is considered the premier 55+ community in coastal North San Diego County, perhaps even in the county as a whole, and prices reflect it as compared to other neighborhoods in the 55+ marketplace. One primary difference is these homes are stick-built, not manufactured as is common in other 55+ communities, which impacts prices. The amenities, too, are a plus in this community!
Ocean Hills is a 24-hour gate guarded community, with one access point for the public off Canon Road but a second entrance/exit for residents only. This popular community is known for its wonderful resort and active-senior lifestyle, and offers a wide range of housing styles, sizes, prices and views with fairly limited turn-over (1632 homes total in multiple Villages).
There are 17 different models, attached (all models are twin homes) and detached, and either 1 or 2-story, some of which are particularly popular, such as the St. Tropez, Athena, and Bellagio. Living space ranges from 921 SF up to about 2800 SF.
Ocean Hills Country Club is known for its private 18-hole golf course (included in the monthly HOA dues which vary and should be verified, but currently about $448 to $479 depending on property per the MLS), a 27,000 SF Residents’ Club House with multiple social clubs and activities, tennis, a large swimming pool and spa, bocce ball, and acres of beautifully maintained green space. A number of the Ocean Hills home offer golf course frontage or views of the green space, and some fortunate homeowners even have distant ocean views, perhaps 4 miles away.

The current inventory of homes at Ocean Hills Country Club is limited, given the number of homes in the community, and many homes go off the market quickly. The other noticeable thing is that prices have continued to rise over the last few years since the recession – more on that below.
Here is a look at current listings and activity since the beginning of this year.
ACTIVE LISTINGS
There are only 9 available homes, 5 twin homes and 4 detached, ranging in price from $595,000 to $779,900 (average list price is $663,866). These homes offer 2 to 4 bedrooms and 2 or 3 baths depending on model.
PENDING LISTINGS
There are 11 homes that are pending, on the market an average of 40 days. These homes are listed between $448,000 and $819,000 (average list price is $616,263); the most expensive has golf course views.
SOLD PROPERTIES
Detached homes – 15 sold in 2017 at an average price of $671,300 (range of $600,000 - $780,000). Marketing time averaged only 16 days. 47% of these homes were cash transactions, and homes sold for an average of 99% of list price with 10 (67%) selling at or above the list price. The average price is close to the peak pricing back in 2007 and has gone up about 50% since 2012.
Attached Homes - 34 homes sold for an average of $535,155, ranging n price from $450,000 to $794,500. Marketing time averaged just 23 days. 50% of the transactions were for cash and homes sold, on average, for 99% of the list price (35% sold at or above asking). The average sales price is now about the same as back in 2007 around the time of the peak, and has risen 60% since 2012 averages.
The Ocean Hills Country Club housing market is very competitive, with an inventory of just about 1 month based on the rate of sales and current listings, and clearly favors sellers.
