Who is America’s #1 Real Estate Agent? It isn’t who you’d think it would be! Real Trends announced America’s #1 real estate agent…drum roll please….. Ben Cabellero in Addison Texas! No he doesn’t’ cater to the rich and famous in Beverly Hills or the captains of Wall Street in Manhattan. He owns HomesUSA.com based in Addison Texas.

Hold on to you hats Ben broke his previous record of 1.002 billion in home sales when he became the world’s first “Billion Dollar Real Estate Agent.” Ben last year sold 1.444 billion in homes sales!

This is the 6th year for Ben to win the top real estate agent award with whopping sales of 3,356 homes! This was a 42% increase in number of homes sold and a 43% increased in dollar volume. There were plenty of predictions that Texas would be hard hit and would suffer from the volatility in oil prices. Maybe now people will believe Texas is not as dependent on oil as we were. We learned the secret..diversify!

Caballero is the only individual real estate agent to ever surpass the total production of the number one real estate teams in “The Thousand List” in both dollars volume and number of homes sold.

The ranking from Real Trends is completed in partnership with the Wall Street Journal and requires independent third-party verification.

How does Ben Cabellero sell so many homes? It’s easy he invented his own on line technology for builders provided by his company HomesUSA.com. His platform allows builders to provide more accurate data to consumers and increases their ability to market their new home listings to real estate agents. Ben virtually sells almost all new home construction.

Ben became a real estate agent at 21 and has been a builder for 18 years. His on-line platform was developed in 2007 and is offered in Texas but will soon be rolled out in Florida and North Carolina. What makes an agent #1? I have to think that consumers would think it's "their agent" - the one who gave them personal service and held their hands throughout.

Very interesting way to create the income. It is by no means the traditional way of selling homes. We need to all be aware of the underserved markets, like Ben did, then tap into those. The sky is the limit!

My take away is that Ben did not take someone's template and rise to the top.

He looked at a need and found a way to meet the need.

This should not sound like sour grapes, but that has to be a different category than the rest of us who slog along on our own without hundreds of "team members". I presume, that each of those agents also takes credit for the sales that they were involved in out of that total. I was just reading an ad for this weekend that had several "open houses" at the same time advertised for one agent. You know she is not sitting in more than one at a time. But I congratulate those who have a well oiled real estate brokerage that can attract that kind of listing/selling volume.

Dorie Dillard  I'm glad you brought  Ben Cabellero's unusual business model to our attention.    There are key take-away's for us if we are openminded.

For those who got overwhelmed by his sheer production numbers, it's important to understand that Ben does not do business the way we do.   He says straight up that he is a corporate agent - he is not sitting down with individual sellers.   He's setting up agreements with builders who buy into his whole system then use it repeatedly.     Watching the video, I can appreciate his strategy of providing key technology to builders so they want to do business with him!    Using his system, they can list a property on the MLS in less than half an hour!    His would have been a superb model for doing REO business with banks back in the day.

He's created a unique, behind the scenes automation machine that corporate clients love - and I can't blame them.    A normal agent simply can't provide that kind of technology, speed, service or information flow. 

The rest of us just have to appreciate the importance of systems.   I expect he's accomplishing this by using  employees.   I think that's how he doesn't get classified as a "team."
