Investing in College Station Texas Real Estate

Our real estate statistics for the month of March in this area indicate a continued stable market. Basically the numbers  were about the same as last year's month of March. Investors like that.  We are seeing an increase in the number of contacts from investors in other states which are currently in severe downturns. I assume they are simply pulling out of those areas and seeking stability.

Will our communities remain relatively stable? I certainly hope so. I don't feel we are overbuilt to any extreme in any category, as many of the local home builders put self induced constraints on themselves beginning last year. They just don't want to be caught in that trap of not being able to keep up with the accruing interest on their interim financing. They eased off the throttle a little bit. What I am more concerned with is the cost to build a new home. Some of our $228,000 models are seeing an $800 increase this spring per home just on the increased cost of copper for the wiring in the homes. That is just on electrical wiring alone!

Trey, I always think from watching Texas real estate for so long that Bryan-College Station almost has to be the most stable real estate market in the state. You are right about copper increasing in price which has led to more theft of it in both residential and commercial building.

I know theft has been a real problem for builders, particularly copper and now I hear air conditioners!

We need better than stable, we need to see more homes being sold than listed and we are not seeing that....... yet.......

Trey,  Your area is like most of Texas and for sure in our area, we do not have a slow-down here. College Station will remain strong in the market.  I guess if people would stop stealing copper we would not have a shortage.

I agree with you to some extent. It is always difficult finding the ideal inventory (months supply).
