We use a clause in the listing agreement that says if no offer after X number of days, then price shall be reduced to new price.

I do the same thing that Heath does.  I cant blame a seller for trying, but the early part of a listing is the crucial time.  With so many homes to choose from, you dont want to get stale.

I have in writting in my contracts that if the house does not sell in 30 days, the price gets reduced by XXX dollars.
