Offers offers offers

Over the past weeks I have seen it all

Cash offers, 40-75 cents on the dollar asking price with nary a look at what the value of the home actually is.

FHA and VA offers all over the place with seller contribution of up to 10% and no mention of the fact that there is no AC unit, appliances are missing and there is 4 broken windows,

Conventional offers stating that there is going to be 100% financing, in Phoenix get real....

 

Please, Please as a buyer's agent the goal is to represent the client to get the home that they want, writing offers that have no opportunity to get accepted is only hurting your buyer, know the programs and what is acceptable and what is not.

The buyer relies on your advice, if it is not correct or misguided not only may you lose the home but you may lose the client.

Writing offers is how buyer agents "prove" they are working for their client.  But, in reality, if you don't ask (offer) on paper in real estate, it isn't really asking.

I had someone make a $40,000 cash offer on a REO condo that was listed at $119,000.  I had to walk away. 
That condo is now under contract for $112,000 and we close on June 6th.
