We have been blessed with listings, sales and more sales. After a 2007 with no buyers to be found in Florida to getting multiple offers on our listings; this has taken our business for a wonderful tailspin.
When we have 8 listings signed and do not have the time to even put them in the MLS fast enough we know that means it is time to bite the bullet and rehire.

The hardest thing about hiring people in your business is to fire them or lay them off. In 2007 we had to let people go because of a lack of business to support them. The next thing that is tough is when they quit! When my own daughter quit, that was hard on me, very hard. But some kids just do not want to work in the family business. Now it is going to be hard to find a wing girl to replace her. Of course this little assistant is our best man ever for the job!
We had been referring our buyer leads out to our local agent friends since the beginning of this year. Then we hired a buyers agent Doug Pellicano.
Now we are keeping him so busy that we are actively seeking a second full time buyers agent.
One day a few weeks ago Nestor received an email that was a God send to us. It was from a Real Estate Agent who after 20 years of working in the condo sales market on Singer Island here in Palm Beach County Florida decided she wanted to work from home as a closing coordinator.
We set up an interview and I was impressed with her attention to detail, not one of my stronger qualities:). As a coach, I am a huge advocate of delegating your weaknesses and the things you do not like to do to others so you can be more efficient. So in her, I see the things I am not, and that is a good thing!
She is doing some short sale packages for a private investment group that buys and flips short sales. She knows all our contracts, she understands our MLS and title. The only thing we needed to do was to train her into our systems and how we want things done.
She works with a few other agents but I have a feeling we are going to keep her so busy that she will not even need to market her services to other agents.
The initial time investment of getting all our closing files over to her is not a minor task especially amidst my issues with our uncle this week. But once it is all done it will be easier to have our new files turned over to her as we get executed contracts on each of our listings.
If you work for a large company like Keller Williams or Re/Max; most of you will have inhouse closing coordinators. The Re/Max office we worked for in the past did not offer closing coordinators and we hired our own so we could just list and sell.
If you work for a small company or a large one that does not offer the services of a closing coordinator I can not tell you what a load off it is to be able to delegate your closing files. The best part is that it is a win/win. You do not pay for the closing files until they are closed.
So even if you have a full time or a part time assistant consider outsourcing your closing files to an independent closing coordinator and have your assistants help you with marketing, prospecting and listing assisting.

If you are one of our sellers than you can expect to be hearing from Gloria as she introduces herself to each of you. Once we get a signed contract on your property Gloria will make sure that all the time clauses are met on the contract and that the buyers through their agents are meeting all their inspection periods and lender requirements. We are sure you will appreciate her thoroughness.
If you are a seller with a short sale you will be hearing from Gloria before we have an offer. In fact, you should be expecting a call and an email from Gloria in the first week of signing with our company to list your property. We want to make sure all your short sale package is well put together and checked for completeness prior to receiving an offer on your property.

I was glad to read that business is picking up for you in Florida. Best of luck to Gloria. We can't control our children. I have three daughters who rarely are receptive to my ideas of what they should do. I love them dearly and understand how hard it was for you. But they have to live their own lives. One of mine is a tattoo artist in Venice Beach and yes I worry, but I'm proud of her too. She's determined to do what she loves to do, and I can't blame her for having the courage of her convictions.
