Cincinnati's 55+ Community Offers A Variety Of Living Choices!

There's only one true 55+ Active Adult Community in Cincinnati and it's Maineville's Heritage at Miami Bluffs.  This community is entering its final phases as Drees Homes is just one home away from completing another segment of building.

Heritage at Miami Bluffs Cincinnati's Active Adult Living Community

Drees Homes is the exclusive builder for Heritage at Miami Bluffs and while they've always offered patio homes in various sizes and floor plans, they've also offered two other styles of homes:

1.  Attached ranch condos varying in size from approximately 1100 to 1500 square feet.  Built on a slab and typically two bedroom, two bath with a garage.  Priced under $200,000 and the last new one was sold in early 2016.  After that, Drees stopped building that style in the community.  Resales come on the market periodically and typically sell quickly.

2.  Courtyard homes.  Basically a special version of patio homes.  Detached, on a slab, a bit more narrow and closer together, but built around a courtyard (thus the name).  They're larger overall than the attached ranch condos and of course they're NOT attached to each other.  Typical configuration is two bedrooms, two baths, a study, an open living area and a two car garage.  Typically priced in the mid $200s.  Drees is one empty lot away from completing the last of this style of home.

There's a last section of community left in Heritage at Miami Bluffs and it's reserved for patio homes.  All will have the option of having a basement.  Floor plans are generally bigger than the courtyard homes, and in most cases SIGNIFICANTLY bigger if there is any finished living space in the basement.  Bedrooms range from 2 to 4, again depending on the lower level configuration.  Prices for these homes start in the low $300s and can escalate rapidly if you go for the larger floor plans and fully deck out the home with high end options.  Some homes top out final build price over $500,000.

A feature of the community is the large community center, with over 9000 square feet of space that features a ballroom/dining area, a movie theater, a fitness center and outside is a pool and bocce courts.  And the community also has a full time social director on staff. 

The community also has a trail down to the Little Miami River Bike Trail and right across the street from the gated entrance is Hamilton Township's community garden.  For a small fee you can grow your own veggies! 

The community is actually located in Hamilton Township, so there's no city income tax.

Hi Bill Interesting that your 55 plus community has Miami in it. Guess there are so many in Miami that they are expanding there. Sounds like it has a lot of nice features and amenities. The buyers should definitely have you represent them

Janice, Miami is pretty common in this area.  "Miami Valley", Little Miami River, Great Miami River and the source of the names, the Miami tribe of American Indians.

And as for the 2nd part, got another buyer under contract this evening on one of the resale attached ranch condos :)
