Expired Listing (Twice) - How Can I Help?

I received a call last night from my sister telling me about a guy whose parents are both terminally ill and he is trying to get their home sold.  He lives out of state and travels back and forth to help with his parents. 

The home is a 3/2.5 cluster home in a gated community which was originally sold to the buyer by the same real estate agent that listed it. The son of the owner is frustrated because the home has not sold and wants to try another real estate agent.  I would love to help but because the parents are ill and the son does not know what kind of service the other agent provided I am not sure of what I could possibly do different.  I would like details but since I am unable to get them I need the help of my AR family.  What would you suggest?

There are about 5 active homes in the community and a few which have expired.  I believe the original list price was priced appropriately.  So please give me some advice.

It looks like a very nice home.  Wow - that's a toughie though.  Without knowing what the other agent did (as you stated), I guess all you can promise is what you promise to your other clients.  One thing you can do differently - promise to give this client a regular written update on everything you do related to this house.  The problem may not be that the previous agent didn't try his hardest to sell the property (though we don't know that), but that he/she did not keep your client informed.

BTW, it is really considerate of you to come to AR asking for help on this situation.  It shows that you truly care about the well-being of the client and the level of service that you can offer them.  You deserve a HUGE pat on the back!

Sonya... There is one thing I saw right off the bat.. and it has helped others... Bring in a stager.  Have some furniture placed around.. make it look homey.  There has been cases where this has been done and the home has sold in about a week or two afterwards.

Just give them the best service you can...convince them...show them the prices and values and be upfront with them...that's all you can do...there really isn't any special recipe other than good follow up service.

I agree with Valerie to stage it. Homes usually look better with something in them. Also make sure you post looks of pictures on your mls and submit to multiple internet sites.  If you do postlets.com it will go to various sites and if you have a point2agent site and put it on there, it also goes out to many different sites.  It definitely looks like a nice house.

I would provide the service you do for any client. Maybe it wasn't marketed- so include it on websites. Staging the home is another idea because it makes the home look more inviting/welcoming to a buyer.
