*If a tree falls in the forest does it make a sound?: we assume it does and take it for granted 

*How deep can you walk into the forest?: Only half way once there you are by definition on your way back out the the other side, Right!  

*Is your glass half full?: It will make a difference if there is a full pitcher next to the glass or if this is all that remains on the table.

 OK, enough analogies: We stopped listening to EVERYTHING the media says, We are (at least half way) out of the Forest, and we have inventory to sell so the glass is half full (or brimming over in some cases).

Don't abandon your local market to save advertising dollars, if you market out of state that may be a place to save, buyers coming from a distance will be looking on line before they gas up and travel far, so your home page and on line presence will keep you visible (make more sense out of your dollars).

Advertise growth and market commitment, introduce a new agent or a new service you are providing in your local paper rather than the same house that has run for a month (people want to buy and sell with a succesful & growing team).

If you only have one sale pending offer to organize and run a yard sale for your sellers, and get their permission to invite the whole neighborhood, introduce yourself to other potential buyers and sellers from near by properties (you are a succes story to this seller).

Try these low cost tips and share other ideas with the rest of us, after all we are all in this together and if you are planning on staying the game it's a great strategy to win on your home field.

Steve... WHAT A GREAT IDEA!!!!!... Help out a "pending sale" client with a tag/yard sale.  Clever.  I always go to tag/yard sales to see if they are cleaning out before looking for representation.  Never thought of that angle... thanks.

Hand back some cash to the seller before they pay you a commission is a nice parting gift and who knows if a neighbor is looking to sell also, usually homes of the same age have people who have owned the same amount of time (think growth or retirement).. always good to hear from you thanks.
