The Kiss of Death Defects in Sacramento Homes

When I say kiss of death defects, it is with tongue planted in cheek. But it surely seems that way when you've got buyers who search online for their answers. Because you're unlikely, for example, to find a lot of discussion about sewer line manufacturers. Speaking of which, some sewer lines should never have been built, like orangeburg. So yes, orangeburg is the kiss of death.

What else? Zinsco electrical panels. Although with those, it's only certain models, and not all of them are defective. Plus, what bothers one buyer doesn't upset another. I had a buyer walk away from a transaction after trying to force the seller to pay $14,000 to rewire his home and install a different electrical panel. We gave the same reports to the next buyer who didn't give a crap.

Elizabeth- what this tells me is that it helps to hire someone who knows what they're doing and for whom this is not their first rodeo! BTW never heard of Kitec Pipes! Happy Fourth!!!

Kathy Streib Kitec were used in West Sacramento's Bridgeway Island between 2002 and 2007, it appears. So it wasn't in use for very long. The problem is not really the pipes, it's the fittings that can leak.

Hi Elizabeth -- while this particular type of plumbing issue is new to me, having knowledgeable real estate representation like you on board makes what could have been a problem simply becomes information for the buyer to review/decide.   I think being informed upfront is good for any buyer.

Thanks for the post Zinsco electrical panels is so common in my service area that buyer may want it changed while anothe buyer love the home and deal with the panel after the transaction is closed.
