Inspections - Who to hire and what Inspections to have done.
Whether you are buying a home, condo, townhome, commercial property, or even vacant land or a ranch, buyers need to do their due diligence and make sure they have the most information they can regarding the property they are purchasing. The last thing you want to happen is find out about something after you move in, or after you purchase.
Here is a List of Inspections I highly recommend for
Buyers in Corpus Christi Texas
1. A Home Inspector. A Home inspector will tell you most of the things they can physically see that are concerns about the property. They will provide you with a written report of any defects they find.
2. A Plumbing Inspection. The plumber will tell you if there are any leaks in the plumbing system. This is great information to know because it can be a costly expense for you after the property closes.
3. Termite or Wood Destroying Insect Inspection. This is normally done 30 days prior to the closing date. The report is only good for 30 days. It is good to know prior to purchasing if there are any unwanted guests eating away at your home or business.
4. A Gas Inspection. The plumber should be able to do this inspection. The last thing you want to find out after you move in is that you have a gas leak - this is only if the home has gas going into the home or business. It can be a costly repair after closing, and a danger.
5. Pool Inspection. If the property has a pool, it is a good idea to have the pool inspected. The pool inspector should be able to tell you how good of shape the pool is in and if there will be any major repairs that will need to be done in the future.
Sometimes these inspectors, may recommend you have other inspections done like A/C Checked and serviced, Electrical checked, roof checked, etc. As a Buyer, you want to do your due diligence and find out as much as you can about the property before signing on the dotted line. You don't want any suprises after you move in!
