                               “He accepted our offer”

Hey Joe, Wonderful news, he accepted our offer😊. On the market for over two years and really overpriced, but as you said timing is everything. You were so right about not having anything to lose to make our offer. Dee

Sometimes you just can’t make this stuff up. I have been working with this client for nearly two years. She wanted to buy a property that was for sale by the owner but really overpriced. I truly give her credit for her pursuit of the property that she now has under deposit.

She has called me about the property many times and basically has asked the same thing. Should I make an offer that may be considered ridiculous based on a crazy asking price and each time I made the same suggestion, you have nothing to lose to make an offer on the property.

It must be part of my upbringing. I was always told, “When you have nothing to lose you have everything to gain”.

If you don't ask you will never get. I also counsel sellers to never feel insulted by any offer. If they put it on paper negotiations can begin.

Seen many times in the years of our service. Stale listings, and fatigued sellers who finally just take the next offer, no matter how low. Good for your client!

My own house was overpriced last year.... I sold it this year, for the same price. 8 days on the market last year. Took it off, and this year someone asked, and we sold.
If they had not asked we would not have even put it on the market this year.
