As the ink is still drying on your real estate license, you embark on an incredible journey. Real estate practice can be a rewarding business on many levels. But the hard fact remains most newbies will quickly exit center stage. Let's take a look at a few things agents can do to put the odds of survival in their favor.

1) Build your data base from day one-- The agent needs full names, phone numbers, and email addresses from friends, family, neighbors, past co-workers, etc... Don't use your phone as your primary database. Most franchises offer agents a free CRM (customer relationship management) system. If not, get one on your own. Make it your goal to add one new contact a day. Do this for a year and you will have A BUNCH of folks to contact.

2) Leave your ego at your old job-- You don't know everything. Acting like you do has the same impact as one pint of Brut cologne has on your mating prospects.

3) Pick your mentors carefully- Everyone and their brother is going to offer you real estate advice. Some of them will even have a real estate license. Income is not distributed equally in this field. A couple of agents in each office usually do the bulk of the business. Copy them. The coffee drinkers in the office who never seem busy? Be nice, but take what they say with a grain of salt. Unless of course they are recommending a blend of coffee...

4) Hide your credit cards- The irony is newbie agents get sold to more than they sell. Calender magnet, fancy pens, special signs, are all things that you don't need at this moment. What you really need is...

5) A specific daily schedule-- Want to waste a bunch of time and accomplish next to nothing? Grab your purse and "go to work". You will read emails, chat with staff, maybe go on smoke breaks (even if you don't someone in the office will). Before you know it, six hours have past. Decide how many (and which) hours you are going to work each day. Then give each time block a purpose. You will be shocked how much more productive your day will become.

Hi Tom, the amount saved will depend on your situation. Do you have a spouse/partner that contributes to your expenses? Make a budget, find out how much money you need to bring in to pay the bills.

For a leap into full time, I would say 3-4months in the bank. If you are going to start out part time, then less. Best wishes!
