Picture this, tape lining where you can and can not walk. Plastic rolled out down hall ways, stairs and rooms with a narrow path. Tape on light switches so they can nor can not be turned on or off. Child gates blocking off some rooms with a sign "do not enter". A locked gate in the back yard. More Child gates keeping us off the deck.
My first though was much like the buyers who said, "They must really not want to sell." followed by, "What are these sellers thinking?"
To catch you up, the seller by using tape and plastic, only wanted buyers to walk on the stated path. Did not allow cabinets or closets to be opened. They were there on our heels for each step. This was a while back and at the end I thanked the seller for their time in showing the home. Always cordial and did not want to be rude although i scratched my head on what we just experienced.
This was listed. They did have a listing agent. This home recently came off the market unsold. It really was not a surprise. What was a surprise is they called me. I was puzzled but before I could ask, they told me, "I was the only agent to be nice to them after the showing."
They invited me to the home and to go back through. It was just like a remembered it with all the tape, plastic and post its. After a long talk about the market, their homes value they asked point blank why their home did not sell. First, there last listing agent should have told them this. The agent did not do anyone any good letting the seller show their own home an dictate what can and can not be seen.
They were emotional so I took a soft approach telling them when a buyer wants to see a home, they want to look at everything. They want to open doors, cabinets and look around. Not too see what the seller has, but how their belongings will fit. My talk was quite long. The seller not really open to letting go of their privacy or their traffic control when buyers see the home.
It was hard to tell them, but straight up I can not sell the home with these constraints, The better option is having buyers take their shoes off and having the listing agent accompany showings to keep an eye on their home and things. I told them the seller should not be at showings. They are giving it some thought ad we will see how things work out.
The hard fact is this Buyer lost their home because they chose a buyer agent who did not do what the buyer wanted or needed. The lesson is that this is why a Buyer or Seller should not choose just any agent, choose the BEST agent for the job. My philosophy is simple, provide more personal and professional service to guide my clients through each step of the buying or selling process. All Agents are not created equal and every buyer or seller should take the time to hire the BEST not just the biggest. Those that hire me, find a dedication like no other. and for some, a seat next to me for an hour in the future watching the sun and surf. It is the best way to boost energy and produce more.
